Buying a property
You probably already have an idea of what your ideal property would be. But you’ll obviously need to be realistic and work out in advance what’s most important to you and what you can compromise about. We can talk through your wish list with you, and help you decide what’s possible.
James Wild, the director of Wild & Co. was born and raised locally and so has a lot of local knowledge. If you’re new to the area, come in and have a chat with him about local amenities and services and what location would suit you best.
If you tell us what you’re looking for, we make sure you get notified immediately a suitable property comes on our books.
Getting a mortgage
If you’re not a cash buyer, it’s vital for you to sort out your mortgage with a lender before you start to look for your ideal property. We can put you in touch with a regulated mortgage adviser who, for no charge, will talk through your options.

Viewings
Once we’ve found a property that meets your needs, we’ll arrange a viewing at a convenient time for both you and the seller. We know how important it is not to rush potential buyers and we can advise you how to get the best out of a viewing.
Negotiating and making an offer
Once you’ve found your ideal property, we can advise you about making a realistic offer. Once you tell us what you can offer, we’ll immediately let the seller know, both verbally and in writing. All our letters are written in plain English without any jargon.
Offer acceptance
Once an offer has been accepted, we’ll immediately write to all the parties to confirm the agreed price. We’ll also write to both sets of solicitors, so that the sale can go ahead without delay. We can put you in touch with good conveyancing solicitors if you don’t already have one.
Conveyancing
Your solicitor will then take all the legal steps needed for you to buy your property. They will liaise with the mortgage company and make sure that the relevant documents are prepared so that the exchange and completion dates can be set. We will stay in regular communication with you and the solicitor throughout this process, to help as much as possible. Once the monies have been received, your sale is now complete.
