It can be stressful to sell your property, but at Wild & Co. we offer an expert, supportive service to make it as quick and easy as possible for you.
Without expert advice, it can be hard to know how much to ask for your property. If the price is too high, it won’t sell but if you don’t ask enough, you’ll be inundated with inappropriate offers. Wild & Co. will use their expertise and local knowledge to give you a free, realistic valuation, based on the location, the internal layout and the specifications of your property.

Once you have instructed us to sell your property, we’ll arrange for a professional company to take high quality photographs, prepare a floor plan and virtual tour. We will then draw up detailed sales particulars so that your property makes an even more appealing impression on potential purchasers.

We provide maximum exposure to potential buyers, including our own website, a variety of other leading sites and the latest social media. We also have an extensive database of potential buyers whom we notify when suitable properties come on the market.

We are very flexible on viewing times. We accompany all viewings, allowing as much time as the buyers need and giving them opportunity to ask questions. Remember that first impressions count! We can advise about the way your property is presented both inside and out before potential viewers visit for a viewing.
Once we’ve received an offer from a potential buyer, we’ll let you know immediately, both verbally and in writing. All our letters are written in plain English without any jargon. Obviously whether you accept the offer is entirely your own decision, and you’ll need to think it carefully. In some cases, for example, you might save money in the long-run if you accept a smaller offer than you wanted. But remember we can offer you expert advice about this.
Once an offer has been accepted, we’ll immediately write to all the parties to confirm the agreed price. We’ll also write to both sets of solicitors, so that the sale can go ahead without delay. We can put you in touch with good conveyancing solicitors if you don’t already have one.

Your solicitor will then take all the legal steps needed to sell your property. They will liaise with the mortgage company and make sure that the relevant documents are prepared so that the exchange and completion dates can be set. We will stay in regular communication with you and the solicitor throughout this process, to help as much as possible. Once the monies have been received, your sale is now complete.

We are fair and transparent about the fees we charge for our expert services. Unlike other agents, we can be flexible on our fees and can offer a fee structure that suits you, whether this be a flat-rate fee or percentage of the sold price. All fees are paid upon a successful sale completion. No sale – no fee!
